Attractive and well-located premises in Ursynów for rent. The premises are located at the intersection of the main streets of Ursynów: “Komisji Edukacji Narodowej” and “Płaskowicka” and is visible to those driving along any of those streets. The premises are tall, well-lit and completely finished. Due to the height of the premises (4.20m) it is possible to build a mezzanine (entresol) to obtain additional area.

The main features of the premises
- the location at the intersection of the main streets of Ursynów: “Komisji Edukacji Narodowej” and “Płaskowicka”. The signboard of the premises can be seen from both the streets.
- height 4.20m – in the current arrangement it gives large exposition of the walls well-lit by the windows (exposition of the goods possible there). This height might be used to acquire additional area (both regular shopping/office and/or warehousing space. A small storage room over the toilet has been arranged in such a way. In analogous premises (i.e. identical in shape) there is a two-level office of a property protection agency.
separate ventilation pipe 40x40cm up to the very roof of the building. A ventilation duct (40×40) has been assigned to the premises (exclusively) with an aluminium pipe inserted (about 20cm) and the rest left as gravitational ventilation. It enables the provision of catering services, air-conditioning or leading the telecommunications cables to the roof. - two complete water-sewage transmission lines. In addition to the existing bathroom and toilet, two complete water-sewage lines are available on the two walls of the premises. They enable a very flexible arrangement of potential kitchens/bathrooms or other arrangements requiring water/sewage lines.

no limitations as to the type of activity – it is possible to engage in catering, etc. NOTE: there is no other independent entrance - convenient shape of the premises – there are as many as five large and tall shop windows. the shape of the premises enables better and more effective arrangement than in the case of the typical rectangular one for most uses
- location at the end of a busy line of shops and soon within a line of shops. Currently the premises are one of the last in the commercial line between Płaskowicka and Belgradzka Streets. Soon another building in Płaskowicka Street shall be completed (in the direction of Rosoła Street). At the bottom of the building there will be a line of service outlets. Opposite there will most probably been green areas (above the motorway tunnel)
no parking problems. Customers coming to the premises can park without any problems using the available parking places opposite and in the vicinity of the premises. - additionally the optional parking spaces might be available in the underground garage in the building at KEN 56. With the premises, one or two parking spaces might be rented in the underground garage in the same building in which the premises are located. Garage exit – directly to the lift of the building.
- the high standard of finish of the premises. The premises are initially finished – i.e. the floor is laid (good quality hard gres tiles), the bathroom and the toilet are ready (fully furnished). There is no suspended ceiling (only painted plaster). The bathroom and the toilet are elegant and neutral at the same time so that they fit the varied interior of the remaining part of the premises.
