Small commercial-service-office centre at 7 Postępu Street in the village of Nowa Wola in Lesznowola Commune.
The constructed building is the shopping-office facilities of about 1500m2 (about 1000m2 of useable area). Ground floor (about 650m2, rented in 100%) occupied by the Marcpol supermarket and a Chemist. First floor (about 600m2, rented in 100%) occupied by a private clinic. There is a cash dispenser (ATM) in the building.
The building can be divided into modules from about 100 to about 600m2, depending on the arrangement. The first floor is accessible from 2 staircases and a lift and is prepared to accommodate shops, offices or service outlets making use of the good location or the immediate neighbourhood of the supermarket/chemist.
There exists the possibility of transforming the ground or the first floor into a single area (open space) of the width of 12m for the purposes of a furniture shop or a similar shop of this type.
The place is ideally suited for:
- a furniture shop (lifts and hoists, a lot of space with no pillars inside, good exposure of products)
- bank branch (convenient location on the access road)

Location and advantages
One of the most attractive features of the facility is its good location. It is confirmed by the fact that the investors had no problems whatsoever with acquiring the main tenants, including the supermarket and the chemist.
Description of the location
The building is located at the only intersection with traffic lights in the national road no. 721 in the part of Piaseczno-Magdalenka. It is a very busy intersection with the regional road Warszawa – Bobrowiec, Zalesie, Piaseczno. The traffic is generated by:
- The people commuting to Warsaw from the large part of Piaseczno and Zalesie (Piaseczno has the total of 60,000 inhabitants). The topography of Piaseczno (with its bend alongside 722 road), its division by the railway track and notorious traffic jams in Puławska Street make a lot of inhabitants use Postępu Street to Warsaw. The advantage is that they enter Puławska right in the middle (through Karczunkowska Street), escaping the traffic jam in Piaseczno or they sometimes turn in the direction of Magdalenka – access through Raszyn.
- The people driving from Piaseczno and Konstancin to Magdalenka, to the Krakowska and Katowicka route (traffic Piaseczno <-> Krakowska Road)
- The people from the neighbouring office blocks and the companies being established in Słoneczna Street (new investments are being completed in the area quickly)

Additional advantages of the location
- Having crossed the line of Słoneczna Street there are no more shopping facilities, chemists in which the returning drivers could do the shopping after work (except the local shops).
- The site of the investment is the natural shopping place as a lot of traffic at the intersection makes everyone stop there. Some of the drivers may then decide to visit the shop.
- Piaseczno has a number of supermarkets, they are, however, concentrated around the intersection with Puławska Street (Auchan, Lidl, Kaufland and others) while on the other side of the railway tracks there are generally no such shop
- At the opposite side of the intersection (within its immediate proximity) there is an inn also dedicated to the same type of customers.
- Directly near the facility there is a bus stop of the Piaseczno/Magdalenka bus line.
- The areas between Piaseczno and Słoneczna Street are developing very quickly- Bobrowiec, Łoziska and the other towns are expanding rapidly. Type of housing: single family dwellings
- In the immediate vicinity a warehouse and furniture shop are being built (on the other side of the intersection) as well as a gardening centre (on the same side)
Current tenants and the idea of the centre
The building was erected as a flexible module design enabling a wide spectrum of arrangements and diverse uses. It was designed in such a way that it can be divided into modules to be used by the tenants (the modules can be supplied with water, sewage disposal, 380V electricity, etc).
The existing tenants and services in the :
- Food supermarket – part of the ground floor, about 550m2, the closest to the crossroads – 24 November 2007 the opening of the shop run by „Marcpol” company.
- Chemist – about 120m2, run by „Paticarius” sp z o.o. since January 2008.
- Family clinic – the whole first floor, opened since November 2008.
- Cash dispenser (ATM), lotto
- GSM networks (BTS stations)
Services and commerce near the building :
- The immediate neighbourhood of the commercial centre – tavern/inn with Polish cuisine
- Furniture warehouse and shop are currently constructed in the neighbourhood
- A gardening centre in the vicinity
- A DIY shop located nearby
- A wedding hall in the neighbourhood

The building was erected as a flexible module design enabling a wide spectrum of arrangements and diverse uses. It was designed in such a way that it can be divided into modules to be used by the tenants in any way (the modules can be supplied with water, sewage disposal, 380V electricity, etc.).
There exist 3 variants of using the area for rental: the division into small modules or arranging the modules into larger wholes. Tenants interested in the larger areas (marked A, B, C on the drawing) are preferred.

Notes:
- It is possible to combine a few modules.
- In parts B and C it is also possible to divide modules into halves (i.e. by one window). It is thus possible to rent e.g. B2 and ½ B3.
- It is possible to combine parts B and C into a large open space. The toilet must remain accessible to all the users of part D.
Advertising
Except commercial-service area we offer to our tenants an attractive form of advertising – product advertisements and shop logos visible both from the national road no. 721 and Nowa Wola – Bobrowiec road. Strictly followed advertising order will ensure good visibility of the advertisements placed in agreement with the Tenant.
- the key tenants are offered the lit logo over the roof of the building (NOTE: the place where currently the logo of ‘MarcPol’ is can also be utilized)
- for companies renting the areas with the shop windows (the ground floor and the 4 modules on the first floor) – the surface of the shop windows can be used for advertising purposes
- for the tenants of the second floor two specially designed advertising strips through the entire height of the building near the staircases (width >2m)
- for product advertising (promotions, prices) the mounting of lit boards is planned of the height of about 2m (width about 60cm) alongside the pavements at the parking lot.
- additionally the installation of hoardings (full size billboards) at the parking lots and one at the road is envisaged – for product or other advertising
- in the future the construction of a high pylon is planned to place the advertisements of the companies renting the areas within the building.
Notes:
- there can be no product advertising on the elevation of the building (promotions/prices), only advertising informing about the presence of the company in the commercial centre – the logo of the company or neutral graphics
- the adverts placed on the building must not interfere with the activity of the other tenants in the building (does not concern the hoardings/billboards in the area of the commercial centre)

- The exclusive agreement with the company that will be seeking tenants for the facility is possible.
